Who is eligible?
Anyone aged between 21 and 85 can qualify for our complex bridging loan. They can be claimed by those who may face complications because of their setup. Examples include corporate structures, self-employed workers, or overseas entities. This loan can also be issued to trusts, individuals, LLPs and SPVs.
We’re open to applicants from all countries, other than sanction states. We’re also happy to accept applications from a spectrum of financial backgrounds. Including broken chains, adverse credit, defaults, and more.
Additional fees
There is an arrangement fee across all our bridging products, starting from 2% of the gross loan amount. Additionally, we’ll refund commitment fees on drawdown. Our complex bridging loans may also have an exit fee, however you will be told these fees upfront so that there are no hidden costs waiting for you further down the line.
Difference between complex bridging finance and other loans
All our loans are bespoke. They’re tailored to a client’s circumstances. But where your case may be especially difficult, our complex bridging loan will provide the best option. All our cases have an assigned underwriter and where they know they’re dealing with complexity; they may focus on your background and specifics.
What information do you need to process this loan?
Your application will be assessed on its own merit. This means the details we’ll need will depend on your specific circumstances. Certain documentation will be needed as a minimum, however.
We’ll need details on the investment and/or properties involved. This will include addresses, values, and other basics. You will also need to provide details on your exit strategy. If you can offer evidence for plans to sell an asset on, or a refinancing commitment, your application will likely progress more smoothly.
For complicated cases, we’ll likely need details on the elements that are causing the complications. If you’re supporting an application with overseas asset, we’d need to see evidence of this, for example.
