A property investment that features several elements coming together in quick succession will always make underwriting challenging. One investor required bridging finance for an investment which involved using the funds for multiple plans.
While our funding was to only cover one part of these plans, we still had to ensure the borrower’s other goals and exit strategy were solid.
To ensure this deal was on solid foundations, our underwriter had to comb through the borrower’s details thoroughly.
Going through all the details
Our loan was to be used for a purchase, with long-term plans in the works for the underlying asset. To make sure everything was accounted for, the underwriter gathered all the necessary paperwork. We obtained a schedule of works which broke down exactly how the funds would be utilised.
Seeing that these plans were accounted for, we then turned our attention to the exit strategy. It involved a resale and our underwriter noted this would be more than achievable given the borrower’s experience, robust plans, and healthy financial position. Given all this, we were able to deliver funding.
A complicated industry requires multiple solutions
