We say it often but as the market adapts, we adapt with it. We are always looking for new ways to support our brokers and borrowers, and our new Bridge Fusion Premier range for portfolio landlords is a prime example of this.

Say a seasoned landlord approaches us looking for help with tidying up their portfolio. The landlord owns 120 purely residential flats spread across 30 buildings in the North and the Midlands. The total value is £90m, and no single building within the portfolio is worth more than £4m.

The portfolio is currently financed by seven different lenders. The costs across these loans are high, and many are expiring over the coming months. Also, the admin for all this is costly, and the landlord needs additional capital to fund planned EPC upgrades.

For this, we could deliver a £60m Bridge Fusion Premier facility, which would be around 67% LTV on their £90m portfolio. This facility will allow the borrower to pay off their seven existing loans, and we could ringfence part of the funding to go towards the EPC refurbishment efforts.

The Bridge Fusion Premier loan is designed to consolidate larger portfolios in a single facility at a lower annual rate, and so this borrower could save substantial amounts. Even if they only received a modest reduction of 0.75% – 1% on £60m equates to around £450k-£600k per year in savings (not factoring fees).

Having just one loan to manage obviously brings with it simplicity, but our Bridge Fusion Premier product also brings with it a discretionary extension. So long as it worked for their circumstances, the borrower could utilise the 24-month term available to them, with a further 12-month extension, to comfortably handle the refurbishment plans, and focus on their resale exit strategy.
