I have built my financial career over nearly 40 years and in that time, I have had to contend with countless recessions, market crashes, and legislative challenges. Thankfully, that experience allows me to view the market through a broader lens, and know deep down that there’s a way forward for most deals.

As Head of National Accounts, my team and I manage the strategic relationships with our mortgage clubs and networks from onboarding, through to day-to-day management. We work hard to build strong partnerships where we can, and add value to the mortgage club or network, as well as their members.

Whether that’s through Market Financial Solution’s bespoke marketing campaigns, tailored events, working on educational sessions individually crafted to their member’s needs – nothing is ever too much trouble.

We are always looking at how we can support our partners across our broad offering of buy to let, bridging, and/or commercial products.

With how complicated the property market is becoming, I believe more brokers than ever are going to be in need of the kind of bespoke products we offer for their clients. It’s important to me to engage with likeminded networks and mortgage clubs, and help their members access products they otherwise may not be able to access elsewhere, which in turn can help borrowers keep their property investments on track.

Introducing Liza Campion

Liza joined Market Financial Solutions in 2024, bringing with her a wealth of industry knowledge and expertise. Since then, she has been at the forefront of strengthening Market Financial Solutions’ relationships with its mortgage clubs and networks, and ensuring more brokers than ever can utilise our product range.

Liza clearly knows her stuff. Not only is it evident that her years of experience allow her to better understand the needs of those we work with, but it also gives her incredible foresight into what’s on the horizon.

There is plenty to be excited about, as well as be prepared for in the specialist market. Liza is making sure as many as possible are ready for what’s on the way.

Interview with Liza Campion, Head of National Accounts at Market Financial Solutions

As it turns out, Liza’s entry into the world of property finance may have been an early example of a diversity and inclusivity initiative.

“I actually got into the industry by entering into a YTS scheme,” she said.

“They probably don’t exist anymore but back in the day; it was a youth training scheme that I did with Scottish Life. It was meant to be a two-year course, but I was fortunate enough to be taken on full-time after only nine months, and that got me into the world of pensions, endowments and mortgages.”

Liza’s talent clearly stood out from an early age. Over the next few years, Liza worked with her life inspector placing endowment mortgages with a wide panel of mortgage lenders. This marked her first foray into the more specialist side of things, and it became apparent that it was her calling.

“I just had a natural flair for remembering lender’s criteria and being able to place tricky deals.”

What is it that you enjoy about working in the specialist market?

There are “so many things” that Liza enjoys about our market, but everything she enjoys revolves around one crucial element.

“I love the fact that no two days are ever the same – I don’t like routine! I love that every day is different and challenging. You know, I’ve been in the industry for nearly 40 years but I still get asked questions that I don’t know the answer to.

“This industry never ceases to surprise me, and I enjoy being able to help people with what I’ve learnt over the years too.”

Thankfully, as we partner with more and more mortgage clubs and networks, we’re able to help an increasing amount of brokers and their customers with their property investment plans. Something that Liza believes Market Financial Solutions is particularly adept at.

What do you think Market Financial Solutions offers to mortgage clubs and networks that others don’t or can’t?

“The reason we have been so successful onboarding and engaging with many networks is because we have a very unique proposition,” she said.

“The great thing about our proposition is that we have some really unique affordability tools, and a flexible underwriting approach”.

Liza stated: “This all boils down to our USPs, and with nearly 20 years of specialist lending experience behind us, we’re more than capable of underwriting from day one, having funding delivered quickly and flexibly, and handling complicated property structures that other tick-box lenders may not be willing to tackle.”

Also, Liza believes the brokers we work with greatly appreciate the educational content we put out there into the market.

“We have some fantastic marketing and educational tools that can really assist and help brokers,” she continued.

“It helps brokers with their customer contact strategies, which is hugely important as it ensures their customers are kept informed of any changes coming down the track, with legislation for example, whilst demonstrating the broker is there to cater for their ever-evolving needs.

“We also have hugely experienced BDMs and a supporting BDE team that can hand hold and discuss those complex cases with the broker, along with direct underwriter access – it all makes us stand out.”

Is there anything you’d like to see prioritised or focused on the specialist lending market?

There is one key change coming which, paradoxically, everyone is aware of, yet there’s surprisingly little clarity on the detail as of yet, and that’s the changes to the Energy Performance Certificate bandings due to come into law for new tenants from 2028.

“We know EPC changes are coming down the track, however we need more guidance from the government,” Liza warned.

“We still don’t know exactly what that’s going to look and feel like. We haven’t had SAP 11 land, which is the methodology that feeds into EPCs, and that’s really important as it underpins what an EPC is measuring.”

Within the specialist market itself, Liza would like to see more streamlining throughout the process, which includes the legal, operational, and service side of things.

“Whatever processes we put in place, I feel they could all be improved, and that stretches from title registration, all the way through to capital delivery.”

We’re more than aware of how the process can be delayed by unexpected challenges or road blocks. This is why we underwrite from day one. We do everything we can to minimise the chances of facing delays.

Where do you think there’s opportunity for property investors in the current market?

I think there are lots of opportunities with semi-commercial properties, especially for landlords who are looking to diversify. There’s opportunity for later stage development in these kinds of assets, with an obvious example being shops with flats above them.

“There’s also opportunities out there for reclassifying or converting commercial properties into residential homes under Permitted Development Rights.”

Liza drew attention to the fact that there’s so much emphasis on delivering new-build properties in the current market. While they certainly have their place, Liza is mindful of the fact that there are many high streets out there in the UK that are filled to the brim with abandoned or dilapidated commercial properties ripe for development

During the peak of the pandemic, it was revealed that by converting our vacant high street shops into residential spaces, it was estimated we could deliver 800,000 additional homes to the market.

“Sometimes, it may prove more beneficial to take a block of underutilised commercial properties and reconfigure them to provide much-needed residential space, rather than build from the ground up.”

As a reminder, where this works for you and your clients’ circumstances, we can deliver conversion finance for a range of use classes.

Are there any typical borrowers or cases that our mortgage clubs or networks tend to bring to Market Financial Solutions?

It “depends on the network”, as Liza pointed out. Some may only allow buy to let mortgages to be sold by their ARs (as a non-regulated lender) whereas others will allow our full proposition including buy to let and bridging finance.

Still, the latter tends to make up a lot of the cases we generate with our clubs and networks.

“So, BTL in general tends to come through the clubs and networks, which it why we’ve seen a notable uptick in BTL business in recent months.

“It also goes back to those more complex cases that we can help with, it really makes a difference to the brokers we work with and we’re already seeing more demand for our bridging and commercial products.”

What do you do to get your mind off the world of property finance?

“I’m obsessed with photography. So much so I went back into further education in 2011 to attain a first-class hons degree in Fine art photography and I love putting it into practice. We’ve also just bought a campervan, and I can’t wait to get exploring and add to my portfolio!”

Design and aesthetics are clearly passions of Liza’s. She has a background in interior design, having worked for several years in bringing an old dilapidated Edwardian school back to life.
