Over the course of 20+ years, I have built up a broad range of experience spread across financial services. That Includes mortgage brokering, stock brokering, and working in various capacities for lenders.
But, most importantly, I had my own brokerage for nearly 10 years. This, I believe, allows me to have a fairly unique perspective and set of skills that help the brokers I work with. Simply put, I understand what they’re going through, and I know what they need. It’s exciting for both of us, given all the opportunity that’s in this part of the market.
I believe the opportunities will only grow from here on too. I’m keen to hear from brokers who may be representing truly niche cases that only bespoke finance can help with. If you need to discuss a case with someone who truly understands what’s going on in the market, I’m all ears.

Introducing Gary Hawtin
Few have a more complete picture of the property market than Gary. Drawing from inside knowledge going back decades, Gary often understands what brokers and borrowers need before they do!
What became clear from the outset of this interview is that Gary is not only switched on when it comes to the current state of the property market, but he also has his eye on the ball with the industry’s future.
This bodes well, considering how much change is looming. Gary is there, ready, and willing to support his brokers through these turbulent times.
Interview with Gary Hawtin, Market Financial Solutions’ BDM for the Home Counties
Gary is in the unique position of being a BDM for Market Financial Solutions after spending the best part of a decade running his own brokerage. As is to be expected, this allows him to have a complete understanding of what brokers need, and where the market’s heading.
“I’ve been in financial services for 20+ years,” he said.
“Banking, stock broking, mortgage brokering, and then I worked for a couple of different lenders. Most recently, I had my own brokerage for the past eight or nine years.”
Having built up plenty of experience across different markets and industries, Gary was keen to get involved in the specialist lending scene, with all its potential!
What do you enjoy about the specialist lending market?
It’s the actual specialist nature of the market that Gary enjoys, specifically the bespoke options available at Market Financial Solutions.
In comparison to the other industries Gary has worked in, the bridging world is: “much more specialist, especially within Market Financial Solutions and the products we have available.
“It’s very niche lending. It’s not vanilla in any respect at all, and what we have to offer sits quite well with brokers”.
Gary noted that bridging finance generally, as well as tailored BTL mortgages, is not for everyone, for obvious reasons. Those buying their own home will need to turn to a high street bank or mainstream lender for support.
But for property investors in need of a way forward in a complicated and constantly evolving industry, specialist finance can allow borrowers to progress confidently.
What is it that you offer to brokers that work with you?
Luckily for Gary, he has one of the best ice breakers in the business!
“As soon as I tell them I’ve been a broker myself for the last eight years or so it immediately helps the relationship,” he continued.
“There’s a synergy there. There’s an understanding there, I’m in tune with what they’re thinking, I can empathise with them and what their pains are, and where their mindset is at.”
Given Gary’s years of experience, his interviewer had to ask about what kind of pain points are afflicting brokers in the current market.
“One of them is just time. The length of time it’s taking for a deal to move from start to completion. Honestly, sometimes an early ‘no’ is better for a broker than taking them down a long path as it were and still coming out with a ‘no’ at the end of it.”

What would you like to see introduced or prioritised within the specialist finance market?
“There’s obviously going to be some evolution as more and more technology comes into play. I think the market needs to embrace that, and hopefully that will streamline the entire process.”
Within Market Financial Solutions specifically, Gary believes there will be an increased focus on our Permitted & Light Development funding options.
“We can’t do ground-up development finance at the moment,” he added.
“But there’s plenty of scope to support major developers and heavy renovation projects in the coming months.”
Where do you think there could be opportunity for property investors in the current market?
In the Home Counties, with their proximity to London and economic hubs, Gary believes these kinds of major developments could create opportunities for property investors and landlords.
“In my area we’re seeing a lot more of the heavier refurbs, there’s quite a lot of development going on.
“There are a lot of investors who aim to buy a property, make it better or increase the size, and increase their returns.”
Specifically, it seems, this is a focus for landlords, as opposed to property flippers.
Are there any typical borrowers or cases that you tend to work with?
“From what I’ve seen so far I’m definitely getting more BTL enquiries as opposed to bridging,” he said.
“I’m not sure if that’s a temporary thing, or if that’s just the space we’re in, but I’m enjoying getting to better understand my regions, and what’s driving investment here.”
What’s interesting to note here is that every one of our BDMs sees shifting demand and trends based on where they are in England in Wales. Some report an even mix of bridging and BTL deals. Others seem to solely deal with HMOs, while others note rising queries for commercial deals.
The property market never stands still but what can be assured on is the fact that all our BDMs (and the wider Market Financial Solutions’ team) will adapt to however our brokers and borrowers operate.
What do you do to get your mind off the world of property finance?
As with many of our BDMs, much of Gary’s spare time is dedicated to one key necessity.
“I’ve got a young family, I’ve got three children so as soon as I walk through the door that’s it, I have to switch off for them.
“I play a lot of sports at the weekends, and I’m pretty much ferrying my kids around different parts of the country taking them to football, or watching them play football.”
Typical dad duties then.
“Yeah, for sure. Especially at this time of year,” Gary added, with a recognisable, yet appreciative sigh.
Thankfully, Gary does manage to squeeze in the odd golf game between these ferrying trips, which allows him to remain level headed during the week.
As Gary continues to make his mark in the Home Counties, we’re sure he’ll be in need of some well-earned golfing and downtime!
